The twists and turns, the loops at unexpected times, all of the things that make life. So very, very interesting. Got a fantastic show for you today.

[00:42] Jim Beach: I am very excited. First up, Kevin Trudeau is with us. We’re going to talk about manifesting. I love this topic. I’m not sure how I believe in it. I’ll be very honest with Kevin, and let him deal with that. But anyway, the idea that you can want something, and I don’t take this is the definition of manifesting because I will get it wrong.

[01:06] Jim Beach: Just the idea that you can want something so bad that it happens, we will find out. And so I’m excited to meet with Kevin. After that, Juan Munoz is with us. He is one of the top agents, real estate agents in Colorado. We are going to talk about him and his incredible career. And why he left working at NASA and places like that to go into real estate.

[07:18] Jim Beach: We don’t want to deal with AI voices. We want to talk to a person because at some point we want to say, so where do you live? What’s the weather in Nebraska like today? Because you want to talk to the person. We don’t want to talk to these machines. Now, if we add on what Corey is saying on top of that, and that the executives are lying about how efficient and how selective and working they are, you end up with a situation where 5 years from now, we go into a recession because all of these companies realize around the same time that they’ve lost 10% of revenue and their customers are fleeing because they’re dealing with damn telephone trees.

[08:01] Jim Beach: And I’ll tell you the next task I have on my list today is move out of USAA. I’m not going to deal with it anymore. And ask yourself, as a small business person. Are you using AI? I’m using it nonstop. Because of little things I can do? Because it’s easy to do the little things, but I’m not trying to have it balance my checkbook and all that kind of stuff yet because I know it’s not good enough yet.

[09:14] Jim Beach: We are back and again, thank you so very much for being with us. Very honored and excited today to have an amazing guest. Please welcome to the show, Kevin Trudeau. He is a six-time New York Times bestselling author and number one as well. He has a new book out called Your Wish Is Your Command, How to Manifest Your Desires.

[09:36] Jim Beach: By the way, I will record this, Kevin, because of that beep that came in. I don’t know if you heard it or not. So this is just for practice. He has sold over 100000000 books. And today we’re excited to talk about his latest, your wish is your command. Kevin Trudeau, welcome to the show. How are you doing today?

[09:58] Kevin Trudeau: I’m wonderful. How are you?

[09:59] Jim Beach: I am very well. Congratulations on the book over on the YouTube place. It has. I’m sorry, not YouTube, Amazon. 233, 5 star reviews, amazingly impressive for a nonfiction. Tell us about the book. Your wish is your command, how to manifest your desires.

[10:15] Kevin Trudeau: Well, the book is really being called the Think and Grow Rich of our time. And it’s an interesting book because as you know, people are out there writing books on success or how to make money or manifesting the law of attraction. And when you look at these people’s background. And I know most of them, by the way.

[10:36] Kevin Trudeau: They’re really great people. But when you look at their background, virtually none of them have ever launched the business, started the business, and generated 1000000000s and 1000000000s of dollars in sales. I generated over 100000000 in sales before I even gave a lecture or speech on how to, you know, manifest your desires or create the life you want.

[10:57] Kevin Trudeau: People have asked me so many times. How did you do it? How did you teach, you know, over a 1000 people to become millionaires? What is the secret that’s missing from the success gurus out there? And that’s really what was the impetus to write this book. It was really to give people, not just the theory, but the actual practical, here’s what successful people do, not just what I did, because I was taught this.

[11:24] Kevin Trudeau: Here’s what successful people do. These are the common denominators. These are the real steps that real successful people do that have generated, you know, 1000000s or 1000000000s in sales to create that type of wealth or attract into their life what they desire or manifest their goals. And that’s really what the book is. It really provides a lot of the missing ingredients. That most people don’t even know exist, because most of the books out there are really talking about theory from people who know about success, but really don’t know success.

[11:57] Jim Beach: Before we move back into the book, what was the industry, the vertical, the 100000000 in sales were. Were you selling used cars or clip on ties?

[12:07] Kevin Trudeau: No, I had actually mining operations in Australia. I launched 3 TV networks in Europe, the Golf Channel, Shop America, which was a shopping channel similar to QVC. We’re actually 2nd in size the QVC. We beat out Home Shopping Network over there, and an entertainment channel called UTV. It’s all about you. I hosted a top show over there called The Debbie and Kevin Show, which was a morning show, both on TV and radio.

[12:33] Kevin Trudeau: I had manufacturing in the United States, tele services, advertising, marketing, and a whole host of other companies around the world. Today, we’re also in uh, supplement manufacturing, organic food manufacturing, uh, consulting and other, uh, other companies as well.

[12:47] Jim Beach: How do you trip into mining in Australia?

[12:50] Kevin Trudeau: Well, it was very interesting because I was at a health spa in Southern California where very wealthy people go for an entire week. There’s 6 men’s weeks at this spa, a year, and the people are there collectively, you know, these guys are some of the richest people in the world. And I bumped into a fella who was doing some mining operations there.

[13:13] Kevin Trudeau: I gave him some advice, some business advice. We were just talking a casual setting, setting. And he said, hey, I need to bring you in this deal. And so that’s how I got into this deal. It certainly wasn’t something that I longed to be involved with, but I helped him. It was very, very profitable.

[13:33] Kevin Trudeau: We turned that business around into a huge operation down there.

[13:37] Jim Beach: Cool. I guess I needed more go to more clinics in Southern California.

[13:42] Kevin Trudeau: Well, you know, it’s interesting because that’s one of the things that’s in this book. It’s really one of the hidden keys to success and that’s who do you associate with? Years ago, the phrase was, your income is the average of your 5 best friends. But that phrase started to be popular back in the 20s and the 30s, when your friends were the people you spent the most time with, you listen to the most, you watched the most.

[14:10] Kevin Trudeau: But today, that’s not true. Who do you spend the most time with? Who do you listen to the most and who do you watch the most? Almost always? Did somebody on YouTube or the internet or your feeds from social media? So it’s a little bit different today. So the axiom is still true, your income is the average of the 5 people you spend the most time with, watching and listening to.

[14:36] Kevin Trudeau: And so the question is, who do you listen to? Who do you spend physical time with and who are you watching every single day? And I can tell you who that is by looking at your feeds on your social media account. The algorithms know who you’re spending time with who you’re listening to and who you’re watching, and that’s the feed.

[14:58] Kevin Trudeau: And I, you know, there are guys who say, I want to become successful. Let me see your feed, and it’s all these, you know, naked girls or girls in bikinis or guys jumping off, you know, doing these silly stunts. I go, that’s who you’re spending time with. These dysfunctional people, unsuccessful people. And that’s who you’re becoming.

[15:19] Kevin Trudeau: You become what you think about most of the time. It’s very critical to spend time with, physically in the presence of successful people, people who make more than you, people who are more positive than you, winners. This is why in sports, when a champion joins a sporting team that has number won a championship, that champion’s energy rubs off, the way they talk, the way they act, the way they work out, the way they exercise, the way they think.

[15:48] Kevin Trudeau: All of a sudden, the other people are watching a winner and they start mimicking, almost subconsciously, that winner’s speech patterns, thinking, actions, and then the team invariably becomes a winning team as well. Success rubs off and success does breed success.

[16:02] Jim Beach: All right. Let’s start at the very, very beginning. What does manifestation mean? Does that mean if I think about it every day, I can end up on a yacht?

[16:13] Kevin Trudeau: Well, you know, the great thing about it is manifesting is really a misnomer. The people who are out there using the word manifesting or attracting success. It’s really not true. And even though that’s in my book, your wish is your command how to manifest your desires. That’s only because it’s a Google word that people are Googling a lot.

[16:34] Kevin Trudeau: But at the end of the day, think about it. When I started in my business career back in the 70s, We never talked about the word manifesting. It wasn’t a word in our lexicon. We didn’t say manifesting or attracting success. What we said was, here’s how to set a goal and attain it. Here’s how to build a fortune.

[16:56] Kevin Trudeau: Here’s how to create wealth. Now think about those 3 words. Create, build.

[17:01] Jim Beach: Yeah. Those are all, you know, manifestation, though. You don’t build it. It just shows up. Manifestation has become so easy. If you’re manifesting right. The yacht will just show up. I don’t have to work for it. What the hell?

[17:15] Kevin Trudeau: Exactly, exactly. And that’s the point. The point is, when people are out there thinking they can just sit back in their house and think about something and it’ll show up in their life, then they’re frustrated of why the book on the law of attraction or manifesting doesn’t work. That’s not true. Yes, your thinking is critical and how you think affects your actions.

[17:38] Kevin Trudeau: So when your thinking is right, you are then motivated to take action. You love the action and then you set a goal and go after it and attain it. You build success, you create wealth, but that means action is required. This is a 2nd missing element in the success training that’s out there. You have to do stuff.

[17:59] Kevin Trudeau: People who are successful love what they do. They don’t work, but they spend a lot of time doing actions to actually create, build, and attain their goals through action. So action is a really missing element in the manifesting world. Manifesting is really, I don’t want to say a fraud or a falsehood, but it’s misunderstood.

[18:19] Kevin Trudeau: You can’t just dream about something and have it pop and show up in your life. That really is fantasy.

[18:26] Jim Beach: Okay, I’m so glad to hear you say that because I’ve had a lot of people on the show who tell me the other way. You know, you just think hard enough, you know?

[18:38] Kevin Trudeau: Well, that’s that’s fantasyland. I was just a few weeks ago at the spa that I talked about in Southern California. And these, you know, one guy controls almost a $100000000000 in assets through a hedge fund, another guy has a big business, you know, 100s of 1000000s of 100s of 1000000s of dollars. These are real serious people.

[18:59] Kevin Trudeau: I mean, you ask them, did you ever manifest this wealth? They look at you like you have 10 heads. They go manifest. What are you talking about? I went out there and I made this happen. I fought for this. I built this. I did it with my own with determination, with persistence, with consistent effort.

[19:19] Kevin Trudeau: We’re dealing with obstacles and adversity, and I had to win. It’s a whole different mentality when you are really talking to people that have succeeded in life at major, major levels. It isn’t just about sitting back and being grateful and thankful and appreciative all day long and humming or a tune or owning all day long.

[19:40] Kevin Trudeau: That’s not what they do. They yell and scream, they get pissed off, they get determined, and they fight, but they enjoy it. It’s the journey is the reward. The action becomes the pleasurable thing. Think about it this way. When we were kids, we went to the beach and we didn’t say, I want a sand castle.

[20:00] Kevin Trudeau: What we said was I want to build a sand castle. And if our dad said, hey, I’m going to bring in some engineers here and we’re going to build you a sand castle, you’d be disappointed. You’d cry. I’m like, no, I don’t want somebody to build it for me. I want to build it, even though if it comes out crappy.

[20:22] Kevin Trudeau: It’s the act of building. It’s the act of attaining your goal. It’s the act of creation. That gives you the joy when you, and that comes from getting your mindset right combined with action. And then, then you get results. Then you attain the goals you set.

[20:39] Jim Beach: Will you give us your version of the definition of law of attraction? I bet there’s some things you’re going to take away from the other definitions I’ve heard.

[20:49] Kevin Trudeau: Well, the law of attraction basically says you become what you think about most of the time. And if you think about Rolex Watch, then you will attract that into your life. Well, what actually happens is when you start thinking about what you want and feel now as if you actually were in attainment of it, the universe will present to you opportunities, situations, people, events, and circumstances, that will allow you to get it and attain it.

[21:17] Kevin Trudeau: It doesn’t attract it into your life. It attracts the conditions so that you then have an opportunity to take action and then make it happen. And that’s really what the law of attraction is versus the standard definition today is all you have to do is put up a vision board and you just attract the mansion into your life.

[21:38] Kevin Trudeau: That’s not what happens. You do attract conditions and circumstances. You know, you also attract ideas. When you put a picture of what you desire and you’re thinking about it, all of a sudden an idea will pop into your mind. That’s what you’re attracting. You’re attracting the conditions and opportunities and situations of people, events, and circumstances that will allow you to get it if and only if you put forth action with deliberate intent, with commitment and persistence and determination.

[22:07] Jim Beach: All right. Can we go through some of the missing things, as in the subtitle of the book, maybe, uh, you want to go through clarity first?

[22:17] Kevin Trudeau: Well, I’ll give you something even more important. You read a lot of books on manifesting. One of the things that’s missing, which was in virtually every book back in the 60s and 70s, is simply write down exactly what you want on a piece of paper. When you ask people today, are you trying to manifest more money, are you trying to manifest a relationship?

[22:40] Kevin Trudeau: Yeah, I’m trying to manifest. The manifesting principles. I go, do you have a written down list of your goals? They say, what do you mean? You have to write it down. This is a missing ingredient that will help you attain it. When you have an idea in your head, it’s in the ether, when you take that idea of what you want and you clarify it, and you clearly define what you want, and then you take a pen, ideally a pen with blue ink, and a piece of paper, ideally a white piece of paper, and you write down, ideally in cursive, what exactly what you want, you’re virtually creating neuropathways in the brain, your brain chemistry changes, and scientists know today that the that your brain starts broadcasting on changes, it usually changes from data right in between alpha and and theta, which is the wealth wave or the billionaire brain wave.

[23:34] Kevin Trudeau: It’s the way that actually resonates most with the physical universe and will help you start seeing opportunities so that you can actually attain what you want. The fact is, when you write down exactly what you want, the likelihood of you actually attaining it down the road goes up a hundredfold. We know this from university studies, where graduates of Harvard, Yale, whatever, were asked if they wrote down their specific goals, and less than 3% of the classes actually had down written specific goals that they wanted to achieve over the next 20 years. 20 years later when these students were reviewed, the 3% that actually wrote down their goals had achieved more financial wealth than the other 97% combined.

[24:17] Kevin Trudeau: So writing down goals is one of those missing ingredients.

[24:20] Jim Beach: Okay, I love that. Every year I give my wife a business card and on the back, I go through financial, emotional, spiritual, family, business, and write down 7, 8 goals and give it to her. And by giving it to her, I invite her to hold me accountable. What about the accountability piece, Kevin?

[24:40] Kevin Trudeau: The accountability piece is really important, and that goes back to the association that we 1st talked about at the beginning of the conversation here. When you associate with winners, when you start associating with like-minded, positive, motivated, inspired people, usually they make more money than you. Now you have accountability partners. They’re looking at you, you’re looking at them.

[25:01] Kevin Trudeau: I mean, you set goals and dreams and you have that group, that support group. Napoleon Hill called it the mastermind, where people are supporting one another. You now have somebody that you have to be accountable for. It’s like losing weight. If you get on the scale every single day, the scale is your accountability partner.

[25:21] Kevin Trudeau: It doesn’t lie. Oh, the damn scale’s broken. No, it’s not broken. You know, you ate crazy yesterday. You didn’t exercise, and that’s why the scale is, the scale’s not lying. So it’s your accountability partner. When you have an accountability buddy. In terms of manifesting your goals and dreams, just like a workout buddy. You are going to attain more, achieve more, and get to your goals faster.

[25:45] Jim Beach: All right, what secret do you want to go to next?

[25:49] Kevin Trudeau: The next one is something that’s not written up in any book? If you talk about the manifesting formula, Most people say, define what you want. See yourself in possession of it, and feel now as if you actually attained it. That’s the general formula. And most people don’t even know that, but that’s the general formula.

[26:09] Kevin Trudeau: But there’s 2 elements missing. It’s the very 1st element. Before you can clearly define what you want. You have to know what you don’t want. The great motivational speaker and trainer back in the 70s, Jim Rohn, who trained Tony Robbins. Jim was the nicest guy in the world, but he said the most powerful emotion to creating the life you want and attaining your goals is discussed.

[26:34] Kevin Trudeau: So the 1st question you have to ask yourself is what in your life are you disgusted with? What in your life will you not tolerate anymore? In other words, you need to know what you don’t like, what you don’t want, what you won’t put up with, who you won’t tolerate, that discuss you. Only from there, from that point of pain, where you can track the energy.

[26:58] Kevin Trudeau: Only from that point can you go to step two, which is now that I know what I don’t want and I will not tolerate anymore, now you can clearly define what you do want. And that’s a critical missing element because we’re driven more to avoid pain than to gain pleasure. And this is one of the critical aspects that’s going to help motivate you to action.

[27:21] Kevin Trudeau: So you have to know what you don’t want.

[27:25] Jim Beach: But that’s not an end. Kevin is endless. I don’t want to live in a trashy society where trash on the ground is okay. I could make a list, an endless list. You know, couldn’t you?

[27:37] Kevin Trudeau: Well, we could all do that. We don’t want to live somewhere where the temperature is 110. Okay, we don’t want to live somewhere where the average temperature is 37 below zero. Okay. You know, I could go on forever. Let’s bring it back. But let’s bring it back home to something very, very tangible. You get in your car.

[27:59] Kevin Trudeau: Does it disgust you? No, the car’s fine. Nothing wrong with this car. Your house, does it disgust you? No the house is fine. The mattress, does it discuss you? The sheets, the pillows, no? The fact that you can’t go to dinner at the restaurant you want and order whatever you want because you have to read the menu from right to left and set it from left to right, the right being where the prices are.

[28:26] Kevin Trudeau: Doesn’t that piss you off or not? So it doesn’t matter. There’s no right or wrong here. But you have to find some things that are very close to home. That you think I’m not going to put up with this anymore. You go to the airport and you’re in line because you’re in coach. Does that piss you off, that you’re not in the first-class line?

[28:50] Kevin Trudeau: Or you’re not on a private jet? So which one of these little things in your life can you say, That’s that’s what I want. Look at your credit card statements. Here’s the simplest one. Just look at your credit card statements. Does it piss you off that they’re not at zero? The balances? And you can’t afford to pay them off?

[29:12] Kevin Trudeau: Hmm, okay, let’s start there. And then from that point, we can say, what is it that I do want, I want 0 balances on my credit card. Look at your bank statement. Look at your 401 k. Look at your retirement account. Are you upset that it’s not $10000000? Heck, I don’t know how anyone can live without $10000000 cash in the bank.

[29:35] Kevin Trudeau: But somebody else says, hell, I get 50,000 or 100,000. I’m doing good. Okay, it’ll never get better. So you have to really dream big a little bit. Think bigger, dream bigger, and then look at your current situation and find some things that are really close to home that can motivate you a little bit.

[29:55] Kevin Trudeau: And this is more of a game than anything. You’re actually playing the game of, I’m not going to take this anymore, and then you can move forward.

[30:05] Jim Beach: All right, we have time for one more secret.

[30:08] Kevin Trudeau: The last secret is the end. After you find what you don’t want, get disgusted, then clearly define what you do want, see yourself in possession of it, and feel now as if you actually were in attainment of it. Then the last missing step, which nobody talks about, is at the end you have to release attachment to an outcome.

[30:30] Kevin Trudeau: Where you say, but if it never happens, it’s perfectly okay. And then you maintain that feeling of thankfulness, gratefulness, and appreciation. This is why We always say it happened. When I least expected it. Because when you least expected it, you had released attachment to the outcome. And that’s when you let the universe, if you will, allow into your life what you desire.

[30:52] Kevin Trudeau: That’s when you stop resisting. That’s when you stop wanting and needing, and now you’re in a state of having, and therefore you actually turn that into reality. That’s when the lines become greased, the doors become open. And that’s when the windows of heaven, if you will, kind of open and blessings report into your life.

[31:12] Kevin Trudeau: It’s releasing attachment to the outcome. Some people call it surrendering to the universe or surrendering to God. Or surrendering to God for those who are religious from that standpoint. But it’s not being attached to our particular outcome. One of the greatest things I was taught early in my career was in order to be successful and happy.

[31:33] Kevin Trudeau: You have to care. But not that much.

[31:36] Jim Beach: I love that.

[31:37] Kevin Trudeau: Not that much.

[31:38] Jim Beach: All right, daily affirmations work.

[31:40] Kevin Trudeau: Yes and no. I’ll tell you the secret of daily affirmations. Most people use an affirmation like I am a millionaire. Well, no, you’re not. And so your brain says you’re lying. So the idea is you say the lie enough times and your brain will begin to believe it or your mind will begin to believe it.

[32:01] Kevin Trudeau: So the key here is I am. The kind of person, that’s critical because when you say I am, you’re really talking about the spiritual essence that you are. I am a millionaire. I am sad. I am happy. No. You’re love. Okay? That’s a spiritual lessons. I am the kind of person who’s positive. I’m the kind of person who’s a winner.

[32:23] Kevin Trudeau: I’m the kind of person who achieves his goals. I’m the kind of person who can make things happen. That makes a difference. And even though it might not be 100% true in the moment. You start believing it because you’ve given yourself a little bit of fudrum, when you say the kind of person versus I am, because that’s an absolute.

[32:45] Kevin Trudeau: So the trick with affirmations that make them work more powerfully and faster, is to buffer the I am with I’m the kind of person who’s in the process of. So now you start buffering it. This way the mind says, I can believe that statement. And then, When you start believing it 100%, now you can make it a little more absolute.

[33:07] Kevin Trudeau: So here’s a phrase. Go as far as you can see. And when you get there, you’ll see further. You’ve heard the statement, you eat an elephant a bite at a time or the journey of a 1000 miles starts with a single step. And that’s true. You go as far as you can see, when you get there, you’ll see further.

[33:29] Kevin Trudeau: You go one step at a time. You don’t try to make these huge gradient leaps from 0 to 100, which is what a lot of people do, and that’s really a recipe for disaster.

[33:41] Jim Beach: I’m writing a book online, Kevin, and so I took a lie detector test. It’s amazing how little you’re able to trick your own mind. You know, a lot of ways you’re able to trick your own mind, but in a lot of ways, no, your mind’s going to tell the right answer, even if you want to lie and stuff.

He’s famous for having cell calls with astronauts at the space station. He also worked on the Dream Chaser project with Sierra Space.

[36:01] Juan Munoz: Good. Yeah, it’s Friday. Nice weather out. I gotta be grateful for what, you know, the day brings. I’m happy to be on this call with you.

[36:11] Jim Beach: Well, it is our honor. So why did you decide to leave engineering and go off and sell real estate? What was the reasoning?

[36:19] Juan Munoz: I think the transformation, the transition, the eye opener was me being, I guess, in corporate world, which I’m grateful for, like a lot of people have NASA as their dream job, but I was born and raised in Houston, and even though I’m in Denver now for the past 10 years. Um, It wasn’t my dream job, but I knew I was good with math engineering and I did the whole, you know, engineering and transitions and everything.

[36:47] Juan Munoz: And I just kind of saw other people doing bigger and greater things, right? And I wasn’t your stereotypical, you know, engineer, uh, electro engineer, I was, um, And I just kind of dug around. What’s out there, right? I did the Tony Robbins, the Zig Ziglar, Jim Rohn, and, you know, I guess the Tacoma denominator was, um, the successful people had a real estate portfolio.

[37:10] Juan Munoz: And then I was like, well, then I got into helping my friend, doing get on roofs, doing roof claims after hailstorms in Houston, and I saw them do renovations. And then I went down to BiggerPockets.com rabbit hole on the investment side of things. And then I started doing fixing flips and then, oh, let me get my license to sell my own fixing flips.

[37:34] Juan Munoz: And I was shared before and after, friends, neighbors. I’ll be, hey, can you help me sell my home? And I just snowballed, snowballed, snowballed. And I told my wife, I need to go full-time. She said, no, 2 different times, girl, they, yeah, your master’s wand, you have your PNP, like you work remote most of the time anyway.

[37:55] Juan Munoz: So then I kept on extending it, then I got, let’s just say, overwhelmed and stressed. And I said, I owe it to my clients to give myself full time. And I saved up a lot, of course, because, you know, does one concern and went full time and never looked back and it’s been great.

[38:15] Jim Beach: All right. Well very impressive. You said the BiggerPockets rabbit hole. What is that? I don’t know about the BiggerPockets rabbit hole. BiggerPockets is a great website for real estate, isn’t it?

[38:26] Juan Munoz: Yeah, I swear investors, mainly, and whether they do fixing place, whether they do tax lien notes, whether they do the BRRRR method, they call it. Um, and when you buy, you know, renovate, uh, rent and repeat, refinance and repeat, um, but I went down that rabbit hole and I was obsessed with it, right? And that’s why I started doing some fixing flip wholesale. Teamed up with an investor who’s doing like, you know, 75 flips a year plus a year.

[38:55] Juan Munoz: Then I went to another investor, did that, and then I was like, oh, I can’t do this part of it, you know? I’m more the in face to face with the homeowner, not someone that, let’s just say, is in a particular situation where they have to sell for a very low cash offer. You know, that was in my realm.

[39:17] Juan Munoz: I guess you could say that’s wrong with it, but I wanted to maximize the homeowner’s equity. And, you know, now because of that investor background, I actually help people become their own investor and sometimes even fund their projects and they keep in their house.

[39:33] Jim Beach: So.. What exactly are you doing now? Which of the real estate models are you following?

[39:38] Juan Munoz: Yeah. So, um, I’m part of their residential, uh, residential cells for, uh, regular homeowners, right? Not new build, not new construction, not, you know, fix and flip, um, scraping build, nothing like that, just the regular traditional resell, right, of uh, people buying or selling and homes. And uh, you know, yeah, accolades are like top one percent in Colorado, top one percent in the nation, part of the Apollo group, uh, with an EXP.

[40:05] Juan Munoz: But yeah, I, I focus on regular juritta. And when I say, like, help people. I give people, you know, 3 options. I say, yeah, I can get you a cash cash offer, option one, but it’s a lot less money, right? But the pro is that you get your money within 2 weeks and you don’t have to do anything.

[40:26] Juan Munoz: Option 2 is like do very minimal, clean up, maybe it’s cosmetics, put it on the market, see what comes about that, or list assist. We’re basically, we front the money for you, do everything, as long as you have enough equity to course, pay all the feedback, you know, renovations, then enable you to be your own investor.

[40:47] Juan Munoz: And, um, you know, you get, of course, a lot more money, right? So.

[40:52] Jim Beach: All right. What’s the best model out there right now? In Atlanta, flip is almost dead. No one can seem to find a property to flip. The economics just don’t. And so we’ve seen prices go down substantially on residential recently. Actually, I don’t know that those 2 are related, but we have seen prices going down on residential and maybe it’s starting to make sense to flip now.

[41:16] Jim Beach: What are you seeing in Colorado?

[41:19] Juan Munoz: No, so I try to stay away from the flips, of course, because right now it’s a lot of, and a lot of investors are, you know, a little bit more, a little bit more gun shy, or they’re trying to, you know, work the margins to be bigger to make sure that they’re not, you know, lose money, of course, right?

[41:40] Juan Munoz: All the administration stuff, the geopolitics and, you know, all that stuff, right? Avoiding getting into politics, of course. Uh, you never know. And so what I’ve done with people right now, uh, of course, there’s certain neighborhoods are still on fire, right? And good for sellers. However, and places like, you know, Chicago, Illinois, they’re still in the southern market over there.

[42:02] Juan Munoz: But overall, in the nation, including Denver, overall, it is a virus, a little bit of more of a buyer’s market. Um, and yes, now you have to like making sure it’s move in ready. Make sure you do all the updates that you need to do and price it correctly, course present it, market it right and all that.

[42:23] Juan Munoz: So it’s a lot different, right? You know, now more than ever, it’s more important to put, you know, preparation, time, strategy in as opposed to, you know, 2021 or so where you just put it on the market, just put regular pictures and it’ll sell for $50K over, right? So.

[42:41] Jim Beach: So where do you think the economy is going right now and where do you think the national real estate market’s going to look like in 6 months a year?

[42:52] Juan Munoz: Well, there’s a lot of different gurus and, you know, expert, you know, forecasters out there, but of course no one has a crystal ball. Um, but one of them, you know, I just came back from a, it’s called the Tom Ferry Success Summit, uh, where a lot of the, you know, a lot of big expert people, influencers and agents and all that.

[43:14] Juan Munoz: And one of them said, like, you know, they think for the next 2 or 3 years is that going to change very much, right? Because of course, housing affordability is a big issue, especially in political campaigns, right? And so, you can’t cut the interest rates down. And then, I don’t think their airport will be down to below 3% like they once were because that went crazy on the increased value house, right?

[43:41] Juan Munoz: And you can’t keep that pace. And so I’m thinking they’re trying to like, yes, maybe do the very small cuts here and there and just stimulate the, you know, real estate market a little bit, but they want to keep the housing affordability to where a lot of people can buy a home, right? So, but also avoid any huge upswing in prices.

[44:03] Juan Munoz: So I think it’ll hover within, you know, uh, 0.25 to 0.375, you know, plus or minus. Um, but I don’t think it will change too much.

[44:13] Jim Beach: Do you bring your engineering education to real estate? Does it make you look at things and analyze things differently?

[44:20] Juan Munoz: Well, yeah, of course, I still think like engineer, even though I’m not one. And my wife, she’s an engineer. So, you know, um, I kind of reverse engineer things to get to the, of course, the beginning, and of course, engineer different custom solutions and all that, use data, use trends, you know, days on markets, look at hyper local to the neighborhood, the, you know, the polar group team that I’m on.

[44:46] Juan Munoz: They do a lot of data points and like software that does that. Of course, I’m into ChatGPT, cloud, co work, Gemini, you know, all those things to help with, whether it’s listing presentations, data, numbers, charts, you know, at our disposal. Um, so all that I still use. I still think like an engineer. And of course, you kind of have to.

[45:08] Juan Munoz: See who your audience is, who your client is. Are they, do they want to see that data and are impressed by it and are useful or are those people who don’t care about that and you’re actually going to bore them, right? So of course, I had to be careful on that end as well. So.

[45:28] Jim Beach: What is the safe path that you refer to? To me, that would be getting a job with NASA and building rockets and stuff like that. You know, it’s government funding. It’s going to last forever.

[45:41] Juan Munoz: Yeah, that, I mean, that is safe. And, and of course, again, I was very grateful for being in that position and everything, but I didn’t want to be part of the 4040 club, which, you know, working 40 hours a week for 40 years of her life and retiring on 40% of your income. Right. [Unclear phrase in audio.]

[46:02] Juan Munoz: Yeah, luckily I did not have that because I like to work out. But yes, by the time you’re sitting in a chair and doing all, you know, you sitting on the screen, but I just wasn’t your typical engineer. I was very social, very extrovert and I was just the ADD and jumping around and all that, right?

[46:23] Juan Munoz: So, for me, I just saw so many more people that were successful, right? And the thing is, I would, yes, I could work, I would work hard and everything, but I would still get, you know, 3 to 8% raise, which is fine, but that’s how they keep you around no matter what. But with real estate and, you know, whether it’s investing or a regular, you know, realtor.

[46:47] Juan Munoz: Um, what you put into is what you get out of it, right? And I, you know, know myself as a hard worker and always grinding and always getting better, that there was, there was no ceiling, right? A lot of people, uh, and again, having a great job is great, but I was like, well, this is not for me, I want more, you know, the, the, what did they call it?

[47:13] Juan Munoz: The corporate golden handcuffs. And I just wanted to bet on myself, right? Because yes, real estate is entrepreneurship. And um, there’s always going to be ups and downs. Luckily for me, a lot more ups.

[47:26] Jim Beach: All right, that makes sense. Yeah, is that your phone with all the static, I guess, or?

[47:32] Juan Munoz: I don’t hear any static to want.

[47:34] Jim Beach: Is real estate sales transactional or how do you make it relationship driven when they’re only going to buy one house from you for 10 years? How is that a relationship? How do you make a relationship in an industry you only deal with a once?

[47:50] Juan Munoz: Well, I think a lot of times the same goes, right? It’s not what you say. Is how, is how you say, or they’ll remember you for what you said, how they, remember how you made them feel. Right? So, you know, I take that into account when really like listening, you know, to my clients and really what’s important to them.

[48:12] Juan Munoz: But also meeting them where they’re at and really empathizing, having empathy for whether situation is, right? This is like, The Vegas transaction they’ll have in their life. Or one of the biggest transaction in life, then I can make a huge impact, you know, on their trajectory in life. And I don’t take that lightly, right?

[48:32] Juan Munoz: And like my 3 core principles is, you know, trust, value, results, which is all my life for sale signs. And, you know, trust, meaning, you know, of course, trust that I’m doing the right thing for my client, whether they’re looking or not, you know, putting their interests in mind. Value, of course, is that’s pretty self-exploratory, deliver all the value I can. Whether it’s telling about the market, what to expect, listening prep, data, um, all the marketing strategies, you know, that are out there, and I invest in that, and the AIs and all that.

[49:06] Juan Munoz: And then of course, all that doesn’t matter if you can’t deliver the results, right? So the results they were looking for in the 1st place when they wanted to reach out to meet with me.

[49:19] Jim Beach: How has AI changed what you’re doing?

[49:21] Juan Munoz: AI, I mean, like it’s, is continuing to grow, getting better. It’s allowing me to get, you know, refining things, you know, a lot more, but also making me more efficient. Uh, but also customizing whether it’s a list of presentation or buyer presentation to their situation after they told me. I put that into the account.

[49:41] Juan Munoz: And I customize my settings and everything to, you know, know me and my, I guess, profile and how I approach things and everything. And it’s just overall impressive. Of course, I use it every day. And my wife gets a little bit annoyed that I sometimes ask, well, let’s ask chat, you know, or she’s like, one, I want your answer.

[50:03] Juan Munoz: Well, you know, this can help us. And, you know, she fights it, but you know, there’s times where she’s like, oh, that’s good, actually good, you know? And so I think AI is continuing to evolve. And, you know, I know some people are anti about it. There’s a lot of things, of course, that are some pros and cons to everything.

[50:25] Juan Munoz: But for my business and how I serve my clients. It’s got to be better and more efficient.

[50:32] Jim Beach: How do you market? Juan, what are you doing to build your awareness in the Denver area?

[50:38] Juan Munoz: Well, you know, I have an assistant. And then I have companies that, you know, run my website, my blogging, my SEO, you know, keywords and all that. Um, but also have my virtual assistant set up a lot of things. I have a transaction coordinator, you know, um, out there, I have like, um, a lot of community guys and things guys that give to people or little books, but really just kind of, you know, getting myself out there, you know, shaking hands, kissing babies, doing events, meeting people, just building those relationships, you know, and adding value to the life, whether it’s real estate related or not.

[51:16] Juan Munoz: And I’ve always been, I guess, that way. Uh, even growing up, right? I was, you know, captain of the basketball, taking quarterback of the football team, track, and like to throw parties and gatherings and all that, and I still do, right? And it’s just kind of natural for me to connect people, you know, and or host gatherings and just make memories and build relationships.

[51:39] Jim Beach: That is a great way to be for sure. All right, changing topic a little bit. Who do you like in the space race now? Does Bezos and any of the other guys have a chance or has Elon Musk in SpaceX just totally one hands down?

[51:56] Juan Munoz: Well, it just seems like the, you know, they have a lot of limited funds, support, and they also have, uh, the administration support, right? And so that helps us all the policies and everything, so I really feel like, yeah, they’re kind of, you know, above the competition from all those advantages. But of course, there’s, you know, government contracts that are awarded to certain other companies, what they have their certain restrictions or requirements, right?

[52:23] Juan Munoz: It has to be a privately held company that’s a startup or within 5 years and just to help others, you know, so that’s good that they also award program based on certain requirements so that everybody has a fair chance because if you didn’t have those requirements or so, yeah, SpaceX a lot of time would win out because it’s hard to beat such a big powerhouse.

[52:46] Jim Beach: Yeah, I agree. I think they won. Anyway. Juan, very impressive what you’ve done. I love it. I’m sad that you left the aerospace industry, but I understand why. It makes sense.
